  • What You Need to Know About Roof Replacement

Signs Your Roof Needs to Be Replacement

Generally, it’s possible to repair most damages that come along.  But if damages are too severe, it may make more sense to replace it rather than try to fix it.  It’s also worth considering that for materials such as asphalt, you’ll want to replace the whole roof before the material degrades too much from severe heat.

    Severe Damage

If a lot of damage has been done by a storm or fallen tree, it may be more cost effective to just replace the roof altogether.

    Leaking Ceilings

If leaks appear on your ceiling or walls during the rainy season, it's a clear indicator that you have serious roof damage.

    Deterioration

If you notice your shingles have deteriorated and are no longer fully covering your roof, it's likely time to get it replaced.

When Should a Roof Be Replaced?

It’s very difficult to determine a lifespan for roofs, seeing as it’s highly dependant on how well it was installed, and how well it was maintained over the years.  Some shingle roofs can last only 12 years, whereas there are some tiles roofs that have lasted nearly 100 years.

It can be difficult to tell when your roof needs to be replaced, or if it just needs repairs.  It’s best to consult with a professional and weigh your options.  Generally speaking it’s best to replace a roof when a large portion of the roof fails, or multiple areas are failing frequently.

What is The Average Cost to Replace a Roof?

    Tile

the average cost of a tile roof generally ranges between $10-$28 per square foot.  This cost can also be affected by many other factors such as material shortages and the specific requirements of your roof.  You may also be able to save many of the tiles from your previous roof if they are still in good condition.  Sometimes it’s only the underlayment that needs to be replaced.

    Shingle

the average cost of a tile roof generally ranges between $4-$15 per square foot.  This is significantly lower than tile, but comes at the cost of longevity with roughly half the lifespan.  Shingles are also not reusable because the material degrades. The cost can also be affected by material shortages and the specific requirements of your roof.

    Flat

The cost to replace a flat roof averages between $3-$9.  This also depends on a number of factors, including the type of material used, whether or not it also needs to be spray coated, and the size and shape of your roof.

What is The Best Roof Material for Homes?

For the budget-minded, asphalt shingles are hard to beat.  Depending upon the quality of asphalt shingles chosen, they could last anywhere from 10-30 years.

For beauty and durability we recommend clay tiles.  They are extremely durable and can last for decades in harsh weather.  Even if your underlayment needs to be replaced, you can often save the clay tiles themselves.

For flat roofs we recommend SPF spray foam.  It has no seams, and does the best job of keeping water off your roof.  It an also be easily recoated every 5-7 years, and can last for decades.

Can I Change from Shingle to Tile or Vice Versa?

You may want to switch your roof from shingle to tile for its durability and style, or from tile to shingle for the sake of cost.  If you’re planning on switching roof materials, keep in mind that a tile roof is significantly heavier than a shingle roof.  If your home was built and designed for a shingle roof, you need to check with a professional roofer to make sure your home can bear the extra weight of a tile roof.

Can You Help Navigate Insurance Claims?

Working with your insurance company involves gathering information, reviewing the details and exclusions of your policy, and submitting a claim.

When you submit a claim, your insurance company may send you a recommended contractor that they have a relationship with.  You do not have to use that contractor to be covered by your insurance.

We make roof replacement easy for you by dealing with your insurance company and filing the necessary claims to make sure your project is paid for with minimal out of pocket expense.  Let us make the whole process easy for you!

    The Roof Repair Process

    1. Preparation

We remove all the existing material on your roof. If the tiles are still in good shape, we can use them on the new roof.

    2. Underlayment

We install a new underlayment and decking. This is the system we mount your roof on. it also protects your roof from leaks.

    2. Installation

We install the underlayment and material, as well as flashing and any other fixtures to complete your roof.

I can not say enough great things about this company. Ron was attentive and showed up when he was supposed to! If you have ever worked with trades before you know this can be an issue!
They fixed our issue in one day in the blazing heat! Was clean and attentive and when finished he went over everything with us-in detail. Great job and thank you so much!

I had a fantastic experience with Exterior Renovation Services. They replaced my roof in 4 1/2 days with minimal disturbance to myself or the neighbors. They completely cleaned around my house any dust, nails and debris from the job, and gave me a 10 year warranty on the roof. They started work less than a week after signing my contract, and for less than 1/2 the cost of the next "cheapest" estimate.

Ron and his guys are great! We were rushing to fix the roof of a house that we were closing on. We had less than a week to do the fix without delaying closing. We called a lot of roofers, but Exterior Renovation Services was the only one who was able to squeeze us in in less than a week notice, and do the fixes required in less than half a day!!Thank you Ron for fixing our roof in such short notice!
